River Architects assisted J. F. Brennan Co. when it was looking to replace a variety of outdated and obsolete office spaces being used on an industrial site. Seeking an improved work environment for employees and the desire to bring value to the surrounding neighborhood, Brennan’s 28,971 GSF office building is a variation from the surrounding industrial site and adjacent properties, providing a balance of aesthetics, quality and functionality.

In order to balance performance, energy use and costs, the high-performance lighting strategy utilized a combination of efficient recessed volumetric fluorescent troffers, LED down lights and LED task lighting. Between the building’s envelope, HVAC and lighting systems, the building achieved a 52% energy use reduction, and earned a LEED Silver rating.
